While overall market conditions remain somewhat soft, there is a lot of activity happening beneath the surface. Many buyers are still actively watching the market, waiting for pricing and broader economic uncertainty to settle before making a move.

At the same time, it appears fewer homeowners may be planning to list their properties this spring. If that trend continues, it could lead to tighter conditions for buyers and renewed competition in certain pockets of the city.

What we are seeing across Toronto is that 𝐥𝐨𝐜𝐚𝐥 𝐧𝐞𝐢𝐠𝐡𝐛𝐨𝐮𝐫𝐡𝐨𝐨𝐝 𝐝𝐲𝐧𝐚𝐦𝐢𝐜𝐬 𝐦𝐚𝐭𝐭𝐞𝐫 𝐦𝐨𝐫𝐞 𝐭𝐡𝐚𝐧 𝐞𝐯𝐞𝐫. Some areas are experiencing strong demand, while others are moving more slowly.

Toronto homeowners, it’s time to declare your prop Toronto homeowners, it’s time to declare your property’s 2025 occupancy status.

The City of Toronto requires every homeowner to submit a Vacant Home Tax (VHT) declaration each year - whether your home is occupied or not.

🗓 Deadline: April 30, 2026
✔ Applies to all residential property owners
✔ Declaration is required - even if you live in your home
✔ Failure to declare can result in fines and the property being deemed vacant
